Delta-T is a chemical additive that will significantly reduce the running costs on heating and cooling closed loop systems.
The performance of SafeSol’s Delta-T was trialled in the heating system of the City of Bradford Metropolitan Council building Britannia House. It is a large Victorian building with 7-storeys that houses council offices: including Environmental Health; Council Tax; Housing Benefits; and Planning and Building Control.

The heating in the building was supplied by 3 CR Rehema Gas 310 Eco pro boilers which each have a rating of 1590kW. Heating comes on at 5am each morning and operates until the office closes at 5.30pm. The offices are shut at weekends and reopen at 8am on Monday mornings. The volume of this heating system was 20,000 litres.
Delta-T was installed in the system at a rate of 1 litre Delta-T to 100 litres of system water volume. 200 litres of Delta-T were added to the system between midday and 3pm on Thursday 23rd November 2023. There was no chemical clean up of the system prior to the installation of Delta-T. The installation of Delta-T occurred prior to a week of very cold weather.
The system was then monitored using the Guardian System. Guardian is a combination of easy-to-use hardware temperature monitors and a dashboard where data is stored and managed. The use of the Guardian system allows temperatures to be monitored every 20 minutes at Britannia House which produced useful graphs showing how the building heats up and cools down.
SafeSol also installed an on-line camera to allow daily readings to be taken from the building gas meter. This system allows a history of readings to be built up. These reading were taken daily at 10 am. This allowed the gas usage to be calculated.
The gas usage in this building is mainly influenced by the external temperature. (all buildings are subject to population variation) To allow a comparison with previous months to be made, Heating Degree Days were obtained from the Bingley weather station. The gas usage for a period is then divided by the HDD (Heating Degree Days) to allow comparison to be made. This report gives a comparison against the gas usage of December 2023, January 2024 and February 2024 (table 1) with that of the corresponding months of the previous year.
By adding Delta-T to their heating system Bradford Metropolitan Council made direct savings of 27% in the amount of gas that they used. Employees in Britannia House also noticed that areas which were previously cold were now reaching temperature.
Monitoring the trial, with the Guardian System showed that Delta-T allows buildings to reach their optimal operating temperature much faster than without Delta-T and the boiler could therefore be switched on later each day to further decrease running costs.

“We then trialled the new version of Delta-T in one of our largest buildings from November 2023 to February 2024. This building has a notoriously challenging single pipe heating system covering seven floors and with a radiator fluid volume of 21,000 litres.
The results were monitored closely and again the impacts were immediate.
Complaints of cold spots dropped off to almost zero, lead in times were reduced by 2.5 hours and boiler temperatures reduced with no loss in temperature supplied via the radiators. This led to a reduction in gas usage with weather adjustments of about 28%. Payback at the high gas pricing at that period was within 3 months.
We have been delighted with the results and support provided by SafeSol and will be deploying Delta-T in the rest of our council buildings prior to the coming heating season.”
